In this traditional delivery, a fixed construction amount is set to cover the entire cost of the project based on the Architect’s construction documents. The Architect oversees the development of the specifications and drawings without any construction input during design. The General Contractor offers a lump sum bid price based on these drawings, and the General Contractor is selected based on price. Watch this video to learn more about this delivery method.

Typically reserved for public agency projects, this delivery method allows the Owner, Architect, and CM to collaborate to produce a successful project. CM is an incredibly collaborative and transparent process, yet is streamlined for the Owner. In this delivery, the CM is brought on board early during the planning or design process, working hand-in-hand with the Owner, Architects, Engineers and Consultants used in the project. In this delivery method, the CM holds all of the contracts with the trades/subcontractors reducing risk and streaming the process for the Owner.
